EurobondOnline/OrangeGreenwayLLC consists of a plan to invest $1,000,000 in Culpeper, Virginia Real Estate for the purpose of building hiking and biking trails and Greenway amenities along Mountain connecting to GCAT.The mission is to inject private funds behind the Culpeper Greenway concept, get the Greenway Trail started, then apply for Grants to enhance the project.

Phase 1- Keyser Trail property consists of 10 acres on Keyser Road , on the road to Culpeper's GCAT College and new High School. The property is offered at $800,000,

OrangeGreenwaysLLC , will invest $250,000 in trails and property easements, along Mountain Run and trough out the Keyser property and negotiate with Mr Keyser for a Trail Easement to connect to GCAT. Culpeper Greenway LLC witll negotiate for CulpeperTDR's - TransferDevelopmentRights with Mr. Keyser in exchange for building the Mountain Run Trail

Phase 2- GCAT Trail property consists of x acres arounf GCAT. Culpeper Greenway will invest $50,000 in GCAT TRAIl benue.

Phase 3 - BaldRunLake is owned by Mr William Powell and Charlie Harlow. 400 acres. The SaintJameson Road property , has 16 acres and 2 houses adjacent to Bald Run Lake and is in the middle of the Culpeper County Comprehensive Western Bypass Road Plan

OrangeGreenwaysLLC , will invest $250,000 in trails and property easements, to build trails around Mr Powell Property. Culpeper Greenway LLC witll negotiate for CulpeperTDR's - TransferDevelopmentRights with Mr. Powell in exchange for building the BaldrunLake Trail

Phase 4- Dwyer Trail starts at the Junction of Mountain Run and Jonas Run and runs along Jonas Run to Bald Run Lake and along Mountain Run to Yowell Meadow Park

OrangeGreenwaysLLC , will invest $100,000 in trails and property easements, to build trails along Richard Dwyer's Meadow Property. Culpeper Greenway LLC witll negotiate for CulpeperTDR's - TransferDevelopmentRights with Mr. Dwyer in exchange for building the Dwyer Trail

Phase 5- Clore Trail starts at Griddwood Drive and runs through CloreLLC land to GibsonMill Rd, approximately 2 miles.

OrangeGreenwaysLLC , will invest $250,000 in trails and property easements, to build trails along CloreLLC Property. Culpeper Greenway LLC witll negotiate for CulpeperTDR's - TransferDevelopmentRights with CloreLLC in exchange for building the CloreTrail

Phase 6- ColesHillTrail starts on Coles Hill Rd , 3 miles East of Culpeper at the junction of the Mountain Run and Jonas Run on the William E. Brown dairy Farm. There will be 2.5 miles of 4 rail black fence, 5 miles of 6 ft horse/bike trails, 1 auto and trail bridge over the Mountain Run to connect to route 663 on Coles Hill Rd and a second auto and trail bridge to Route'669 to the North .

OrangeGreenwaysLLC , will invest $250,000 in trails , bridges and property easements, to build trails along the Brown Brothers Property. Culpeper Greenway LLC witll negotiate for CulpeperTDR's - TransferDevelopmentRights with BrownBrothers in exchange for building the Coles Hill Trail

CulpeperTrailEasement is a document that needs both Town and County administrators to approve.

MountainRunTrail would start at Davis Street , Culpeper Train Depot, cross the tracks along Spencer Street, run parallel to Mountain Run (Kaiser Trail) and to route 667 and the Culpeper Sports complex, with a bike trails through Caruso 's Development to Copper Ridge , to Germanna College, and to Braggs Corner, location of the new High School.

OrangeGreenwayLLC would consist of 40 partners, each investing $25,000. Rhoades will invest $25,000 .

Question?: How could the property be used commercially to retun the investors a profit? The Keyser Property consists of 10 acres, of which x acres are not in the flood plain.
