the Mountain Run west of Stevensburg. LENN BROTHERS PROPERTY The County of Culpeper recently received a donation of approximately 82 acres of land in the Stevensburg District to be used for recreational development. The property owners having the foresight realize that a majority of green space will soon be consumed by developers and thus developed into residential and industrial complexes. Although the dollar value placed on land is a temptation, the Lenn Brothers deeply believe their donation will enhance a sense of community and a better quality of life for all residents that visit the site. Already county staff is preparing conceptual plans for the development of the facility based on community needs. Tentatively plans for the property would offer a diverse variety of active and passive opportunities that may include, several adult softball and a baseball fields, a soap box derby track, a radio control airplane field, a scenic and beautiful one mile walking trail along Mountain Run Creek and that leads to a historical landmark, and open green space for a variety of uses.

The County just authorized a $65,000 study for Lenn Park. Tthe County should abide to the same guidelines they place on other citizens. Second, the County doesn’t know what is under the soil and if the soil is even compatible. For instance, if the County decided to circumvent the system and begin using free labor (heavy equipment students from ATC) and problems arise with erosion or downstream flooding, sedimentation, or impacting downstream farmers water, the County would be fined and liable for any other damaged because of disturbing that area. It’s better to have everything approved then get fined for just moving ahead without it. In other words, pay first or pay later. Thirdly, students and their instructors need direction or blue prints of how to address the land. The operative word here would probably be engineers and architects.
